How long does a roof replacement take in the Rio Grande Valley?
Two to three days for a typical 1,800 square foot single-story home. A cut-up roof, a second story or standing seam metal can run five to ten days. We tear off and dry in the same day, so your house is never open overnight.
Do I need a permit to replace my roof here?
It depends on the city. Rio Grande City, McAllen, Edinburg and Brownsville each handle re-roof permits differently, and homes in Cameron and Willacy counties may also need a windstorm inspection to stay insurable with TWIA. We check the rules for your address before we quote, and we pull whatever is required.
Metal or shingle for a house in the Valley?
Shingle costs less today and lasts 18 to 25 years in this heat. Standing seam metal costs more and lasts 40 to 50, handles wind better and keeps the attic cooler. Within about 20 miles of the coast, metal is usually the better math because of salt and wind.
My roof was hit by hail. What do I do first?
Photograph what you can see from the ground and call your insurance company to open a claim. Then call us. We document the damage with dated photos, meet your adjuster on the roof and give you a written scope. We do not ask you to sign anything before the adjuster has been out.
Do you replace the decking, or just the shingles?
We replace any decking that is rotten, soft or delaminated, and the estimate carries an allowance for it so there is no surprise. Putting new material over bad decking is the most common reason a roof fails early in this climate.
How far do you travel for a roof?
All four counties. Starr is half an hour or less, McAllen is about 50 minutes, Harlingen is about an hour and a half, and South Padre Island is about two hours and fifteen minutes. Jobs in the east Valley and on the coast follow a travel rule that we tell you before you commit.
Do you work with roofers who show up after a storm?
No. Crews that arrive from out of state after a hail event, collect a deposit and leave are a real problem in the Valley. We are based in Rio Grande City, we are here before the storm and we are here the year after.
What kind of warranty do I get?
Two separate ones. The manufacturer covers the material, and we cover the workmanship in writing. The terms by trade are on our warranty page, and the document is handed to you at the final walk, not mailed later.
