Whether it applies is verified by address, through the Texas Department of Insurance.

How often should a Valley roof get looked at?
Once a year on a roof past 10 years, and again after any storm that drops hail or hard wind. Sun here does damage on a schedule. An annual walk catches a cracked boot or a lifted flashing while the bill is small.
Can you inspect a roof another company installed?
Yes, and most of the roofs we inspect are not ours. You get the same report either way. If the roof is still inside another workmanship warranty, we say so in writing. You can then go back to whoever installed it.
I am buying a house here. Is this the same as the general home inspection?
No. A general inspector looks at the whole house and often reviews the roof from a ladder or the ground. This is a roof only report from someone standing on each slope. The photos attach to a repair request during your option period.
What does the report actually say about how many years I have left?
A range, with the reasons behind it. A 14 year old shingle with curled tabs and bare mat gets one number. The same age with tight tabs and full granules gets another. You get the range, the evidence and what would extend it.
My roof is 8 years old and looks fine from the street. Is it worth checking?
Usually yes, because the parts that fail first are the ones you cannot see from the curb. Pipe boot collars split around year 8 in this heat, and sealant at the flashing goes before any shingle does. Neither shows from the driveway.
Can you do the windstorm inspection my insurance is asking for?
That requirement exists for parts of the coast, and it is verified by address. It runs through the Texas Department of Insurance, with its own appointed inspectors. We tell you whether your address falls under it and what the roof needs. We do the repair work.
