Every Aceves job runs on the same five steps, from a fence repair to a full remodel. We measure your job, send a line-item estimate within 48 hours, set a start date and build. Then we walk the punch list with you and hand you the warranty on paper.

The same five steps run every job, from a fence repair to a whole home remodel. The work changes and the sequence does not.

What happens on the first visit?
David comes out himself and the visit is free. He measures, he photographs and he looks at what is under the finish. It takes 45 to 90 minutes, depending on the job.
He looks for what you cannot see from the ground. Soft decking, rotten framing, bad slope, old flashing and past repairs done wrong. That is where the surprises live.
You get his read before he leaves. If a job is smaller than you feared, he says so. If a job needs a licensed trade, he tells you that day.
What is in the written estimate?
Your estimate arrives within 48 hours of the visit, in writing, broken out by line. No verbal numbers and no single lump sum.
Each line names the work, the material and the quantity. Tear-out, disposal, an allowance for hidden damage and final cleanup each get their own line.
The estimate also carries the scope in plain words. It says what we do, what we do not do, and what would change the price.
You can hold it next to another bid and compare the same rows. That is the point of writing it this way.
Who sets the date, and who pulls the permit?
You get a start date, not a range. We commit to it in writing when you approve the estimate, and material lands before the crew does.
We pull the permit your city requires, under our name, and we schedule the inspections. Rio Grande City, McAllen, Edinburg and Brownsville each handle this differently. Coastal work in Cameron and Willacy counties may also need a windstorm inspection.
Electrical and plumbing require a Texas state license. When your job needs either trade, a licensed electrician or plumber does that part. You get that name and that license number before the build starts.
Who is on your property each day, and how is it left?
David is the one person responsible from the first visit to the last. He is on site while the crew works, and he is the number you call.
You know the day before who arrives and at what hour. Nobody shows up unannounced, and nobody comes inside a room that is not part of the job.
Cleanup happens at the end of every working day, not only at the end of the job. Debris goes in the trailer, not in your driveway over the weekend. On roof work we run a magnet over the yard and the driveway daily.
How do payments work, and what do you get at the end?
Payment follows the work in stages. You never pay the whole job up front, and no stage is billed before it is done.
The stages, the amounts and the dates go in your contract before anything starts. Nothing about money is left verbal, and nothing changes without a signed change order.
On the last day we walk the punch list together and fix what is on it. Then we hand you the workmanship warranty on paper, along with the manufacturer paperwork for the material.
The warranty terms by trade are set out in your contract. We give you the document in your hand at the final review, not mailed weeks later.

How long does it take to get an estimate?

Do I have to pay a deposit before work starts?

What happens if weather stops the work?
You hear it from David the same day, by phone or text, not from an empty driveway. On roof work we tear off and dry in the same day, so your house is never left open overnight. Rain days move the finish date, and we give you the new one in writing.
What do I get on the last day?
A punch list walked with you, a clean site and the workmanship warranty on paper. The manufacturer paperwork for the material comes with it. We fix what is on the punch list before we ask you to sign off. Nothing is mailed to you later.
