Is it worth repairing a roof that is already 20 years old?
Sometimes. If the field shingle still bends without cracking and the leak is one failed part, a repair buys real years. If the mat snaps when you lift a tab, money spent on patching is money you spend twice. We tell you which one you have and we show you why.
Will the new shingles match the rest of my roof?
Close, not exact. Sun fades a Valley roof within the first few seasons, so a new bundle reads brighter. We pull the closest color in current stock and blend it into the slope. Nobody drops a square patch, and you see the difference before we nail anything.
My ceiling has a brown stain but nothing drips. Is the roof leaking?
Probably, and it may have stopped for now. A stain means water got in at some point. Before we blame the roof we rule out the AC condensate line and an attic supply leak. Both leave the same mark on drywall.
Does a repair void the manufacturer warranty on my shingles?
A correct repair does not. What voids coverage is the wrong fastener, sealant smeared over a defect, or a second layer added on top. Keep the invoice that lists the parts replaced, because the manufacturer will ask for it if you ever file.
The leak only shows up when the wind blows from the north. Why?
Because that is wind driven rain, not gravity. Water gets pushed sideways under a shingle edge or behind a wall flashing. A calm day rain never reaches that gap. We test those spots with a hose aimed uphill, the only way to reproduce it.
How long should a repair last before I have to think about it again?
A replaced boot or a reset flashing on a sound roof should hold 5 to 10 years. On a roof already past its life, treat a repair as buying one or two seasons. Use that time to plan the replacement.
