Metal Roofing in the Rio Grande Valley, TX
Each panel runs the full length of your slope, with no seam across the middle. Concealed clips let a 30 foot panel move as it heats and cools.
Metal roofing here comes down to two systems, and standing seam is the one that lasts 40 to 50 years. Exposed fastener panels cost less and need their screws changed around year 12. Within 20 miles of the coast, the coating and the fasteners matter more than the color.
What the job includes02
What a roofing job with us includes
Two things decide a metal roof in the Valley. Inland it is heat, because a reflective panel keeps the attic cooler when the roof surface passes 160 degrees. On the coast it is salt. Air off the Laguna Madre attacks bare screws and cut edges first. So homes in Port Isabel and South Padre Island get coated fasteners. The substrate gets chosen for salt instead of for price.

- —Panels cut to length on site, so no seam runs across the middle of your slope
- —24 gauge steel on the main house, 26 gauge only where you ask for it
- —Concealed clips that let a 30 foot panel move as it heats and cools
- —Coated or stainless fasteners on coastal jobs, never bare steel screws
- —High temperature underlayment under the panels instead of standard felt
- —Foam closures at the ridge and the eave so wind driven rain stays outside
- —Trim, valley metal and ridge cap finished in the same coating as the panels
- —Magnet sweep for cut filings, which rust stain a driveway within one rain
- —Screw heads on your current panels sitting crooked or backed out above the surface
- —Rust blooming along the cut edges and around each fastener
- —Rubber washers under the screws squeezed flat and cracked
- —Panels lifting at the eave after a windy week
- —A shingle roof that has already been replaced twice in 25 years
- —An attic that stays hot into the night on a house within sight of the bay
Price range03
How much does roofing cost in the Rio Grande Valley?
3 to 5 days on a simple 22 square gable roof
Two days on a carport. Seven to ten days on a cut-up roof with several valleys.
Which material holds up best in Valley weather?
| Material | Holds up because | Watch out for | Best for | Lasts |
|---|---|---|---|---|
| Standing seam steel, 24 gauge | No exposed screws to fail, and the seam sheds wind driven rain | Costs the most of the four and needs a crew that can run panels straight | Main houses anywhere in the Valley, and any home you plan to keep | 40 to 50 years |
| Exposed fastener panel | Fast over purlins and the cheapest metal per square foot | Every screw is a hole, and the washers are what give up first | Carports, ranch buildings and workshops off Highway 83 | 25 to 30 years with a screw change around year 12 |
| Aluminum standing seam | Does not rust, which is why it holds up on the bay side | Dents more easily in hail and costs more than steel | Port Isabel, Laguna Vista and South Padre Island | 40 years or more in salt air |
| Stone coated steel | Reads like tile or shake from the street and weighs far less than clay tile | Fewer crews install it here and lead times run longer | Neighborhoods where flat panels are not allowed | 40 years |
How we work this job04
How does the job actually run?
A written estimate before anything starts, a start date we commit to, and one person responsible from the first walkthrough to the last inspection.
- 01Measure every plane and order to lengthPanels are ordered to the exact run of your slope. Nothing gets spliced to cover a short order.Week 1
- 02Tear off and check what the panels land onOn a house we check the decking. On a carport or barn we check the purlin spacing before anything new goes up.Day 1 of work
- 03High temperature underlayment and closuresThe deck gets an underlayment rated for panel temperature, then the eave and ridge closures go in.Day 1 to 2
- 04Panels set from one gable to the otherClips are fastened into sound wood and each panel is checked for line before the next one locks in.Day 2 to 4
- 05Trim, ridge and a magnet sweep for filingsCut metal filings are swept off the roof and the drive the same day. One rain is enough to stain concrete.Last day

Questions we get06
Questions homeowners ask us about this work
Is a metal roof loud when it rains?
Not the way a barn is. Panels on a barn sit over open purlins with nothing under them. On a house the panels sit over decking, underlayment and attic insulation. Most owners say it sounds like their old shingle roof.
Does a metal roof attract lightning?
No. Lightning goes for height and ground path, not for the material on top of your house. Metal is not more likely to be struck. It also does not burn, so a strike is less likely to set the roof on fire.
Can the panels go straight over my old shingles?
Over exposed fastener panels on a shed, sometimes. On a house, we take the shingles off. Going over them hides soft decking and traps heat between the layers. You also cannot see where a clip is landing.
Will the color chalk or fade in this sun?
Every painted metal fades, and Valley sun is harder on it than most of Texas. Ask for the paint system by name and for its written fade and chalk terms in years. Darker reds and blues shift the most, and a light or bare finish shows the least change.
What gauge and fastener should I use if I live near the bay?
24 gauge over a Galvalume substrate, with coated or stainless fasteners and trim in the same system. Salt finds the cut edge and the screw hole before the face of the panel. The small parts decide how long a coastal roof lasts.
Does a metal roof really cut the electric bill?
It helps most when the attic is the problem. A reflective panel sends heat back instead of storing it. The attic then cools after sunset instead of holding at 120 degrees. Pair it with balanced intake and exhaust or you lose most of the gain.
