Roma is a zone 1 address, the same as our own street in Rio Grande City. Travel only enters the price in zones 3 and 4, out toward Weslaco, Harlingen and South Padre Island. Square footage, the material and how much old tile has to come up are what move your number.

Outside the historic center, Roma houses sit on slabs poured through the 1980s and 1990s as the subdivisions went in.
A slab from that era may have no vapor barrier under it. Moisture comes up through the concrete into whatever is glued down.
Those slabs were floated by hand, one house at a time, so level is never a given. Tile telegraphs a dip and a floating floor bridges it and then clicks apart.
Older downtown buildings are masonry, and masonry walls hold and move water. The floor along that wall is where we look first.

We find out before we quote. A slab that age can be out of level and can pass moisture, since vapor barriers were not standard then. We seal a plastic square down, leave it 16 hours and read the underside before any price goes on paper.

Do you handle floors in rental houses in Roma?

Yes, and turnovers are a large share of what we lay here. Rigid core vinyl plank is usually the right call, because water between tenants is what ends a cheap floor and a rigid core does not care about it. We can do one unit at a time, so the rest of the property keeps earning.

What floor works in an older downtown house with damp walls?

Porcelain tile, and the fix starts at the wall, not the floor. Water moving through old masonry has to be dealt with first. Laminate laid against a damp wall buys you one year and a swollen seam.
